USDA gets most of the attention in Gates County because it needs no down payment and USDA's own map shows no ineligible area in the county. It isn't the only option, and it isn't always the right one. FHA trades USDA's $0 down for a 3.5% down payment, and in exchange drops the income limit entirely. For a household whose income is over USDA's Gates County limit, FHA is often the next stop.
FHA also publishes its own credit-score tiers: 580 or higher for 3.5% down, 500 to 579 with 10% down. USDA's rule names no minimum score and leaves the cutoff to the lender, so a buyer still rebuilding credit should ask each lender for its number.

The 2026 FHA loan limit
HUD sets FHA loan limits every calendar year, by metro area or county, from area home prices. Many rural NC counties sit at the national floor, but Gates County does not: it is an outlying county of the Virginia Beach-Chesapeake-Norfolk, VA-NC metropolitan statistical area (with Camden and Currituck counties), so its limit is calculated from Hampton Roads home prices. For 2026, that puts the Gates County limits at:
| Gates County, CY2026 | One unit | Two units | Three units | Four units |
|---|---|---|---|---|
| FHA forward mortgage limit | $757,850 | $970,200 | $1,172,750 | $1,457,450 |
The national FHA floor for a one-unit home is $541,287. The 2026 conforming (Fannie Mae/Freddie Mac) limit for Gates County is $832,750, so here the FHA limit sits below the conforming limit, the reverse of what many buyers expect.

These figures come from HUD's FHA Mortgage Limits lookup (State: North Carolina, County: Gates, Limit Year: CY2026), effective for FHA case numbers assigned January 1 to December 31, 2026. HUD announces the next year's limits late in the year. If you're financing near the limit, run the lookup yourself before writing an offer.
Down payment and credit
- 3.5% down payment with a credit score of 580 or higher.
- From 500 to 579, FHA still allows financing but requires 10% down. Below 500, FHA does not insure the loan. (HUD Handbook 4000.1; lenders may set higher minimums.)
- No income limit: FHA doesn't cap how much a household can earn and still qualify.
- No geographic eligibility test: FHA works the same on every parcel in Gates County, inside Gatesville or anywhere else.
Mortgage insurance
FHA loans carry an upfront mortgage insurance premium of 1.75% of the base loan amount (usually financed into the loan) plus an annual premium charged monthly. On a loan term over 15 years, the annual premium is 0.55% with less than 5% down, 0.50% with 5% or more down, and 0.70% to 0.75% on a base loan above $726,200. With less than 10% down it lasts for the life of the loan; with 10% or more down it ends after 11 years. Source: HUD Mortgagee Letter 2023-05, in effect for case numbers endorsed on or after March 20, 2023 and the current schedule as of October 24, 2026. Your lender's Loan Estimate shows the exact premium. Many buyers refinance out of FHA once they've built enough equity specifically to shed the annual premium.
Property condition and appraisals
Like USDA, FHA appraisers evaluate property condition against Minimum Property Requirements, not just value. On a home built before 1978, chipping or peeling paint has to be corrected before closing. Whether a lender will let a repair be finished after closing with money held in escrow is the lender's decision, so ask before you write the offer rather than assuming it.

Frequently asked questions
What is the FHA loan limit for Gates County?
$757,850 for a one-unit home in 2026 ($970,200 two-unit, $1,172,750 three-unit, $1,457,450 four-unit). That is above the $541,287 national floor because Gates County is part of the Virginia Beach-Chesapeake-Norfolk, VA-NC metropolitan statistical area, and FHA limits are set per area from area home prices. Checked against HUD's FHA mortgage limits lookup (entp.hud.gov/idapp/html/hicostlook.cfm) on October 24, 2026. HUD resets the limits every calendar year, so re-check before writing an offer near the limit.
How is FHA different from USDA for a Gates County buyer?
FHA requires a 3.5% down payment (USDA requires none) but has no income limit and no geographic eligibility test. FHA publishes its own credit-score tiers (580 for 3.5% down, 500 to 579 with 10% down); USDA's rule names no minimum score and leaves the cutoff to the lender, so ask yours.
Does FHA mortgage insurance ever cancel?
It depends on the down payment. Under HUD Mortgagee Letter 2023-05, a 30-year FHA loan with less than 10% down pays the annual premium for the life of the loan; with 10% or more down it ends after 11 years. Conventional PMI, by contrast, ends automatically once the balance is scheduled to reach 78% of the original value. Refinancing out of FHA once you have enough equity is the common way buyers shed the annual premium.
Do older homes have the same condition requirements as USDA?
FHA has its own Minimum Property Requirements, checked at appraisal. On a home built before 1978, chipping or peeling paint has to be corrected before closing. Whether a lender will let a repair be finished after closing with money held in escrow is the lender's call; ask before you write the offer.
Can I stack NCHFA assistance with an FHA loan?
Yes. The NC Home Advantage Mortgage is offered with FHA, USDA, VA and conventional first mortgages through participating lenders, and eligible first-time buyers and veterans can take the $15,000 NC 1st Home Advantage Down Payment with it in place of the 3% (the two can't be combined; both are forgivable second mortgages, not grants). See the NCHFA programs page for the Gates County limits.
Is this financial or lending advice?
No. This page is for informational purposes only. FHA loan limits, fees, and mortgage insurance rules are set by HUD and change; verify current figures with HUD and a licensed lender before making financial decisions.
