If you've read our financing chapter, you know the loan options for Gates County: USDA, FHA, VA. This page is the layer on top. The North Carolina Housing Finance Agency (NCHFA) offers down payment assistance that stacks on the loan you're already getting, so a buyer can pair a zero-down USDA loan with NCHFA help toward closing costs and reserves.
The base NC Home Advantage Mortgage carries no NCHFA sales price limit of its own (your underlying FHA, USDA, VA, or conventional loan's limit applies), and the $15,000 NC 1st Home Advantage Down Payment carries a $525,000 sales price limit. Check a specific listing and your household income against the Gates County limits below before you count on either.

NC Down-Payment Assistance
These are three separate programs — a buyer qualifies for one, based on eligibility (first-time-buyer/veteran status, household income, or working with a specific partner agency), not on which number is larger. NC Home Advantage Mortgage and NC 1st Home Advantage are 0%, deferred second mortgages, not grants — repayment can become due under certain conditions, such as selling or refinancing. Community Partners Loan Pool terms are set by the partnering local agency. Confirm your household's exact eligibility and current terms with a participating lender.

The programs, in detail
NC Home Advantage Mortgage™ — the base product
A 30-year fixed-rate mortgage at competitive rates with down payment assistance of up to 3% of the loan amount.
- The assistance is forgivable. It's a 0%, deferred second mortgage — forgiven 20% per year at the end of years 11–15, fully forgiven at year 15. You only repay it if you sell, refinance, or transfer the home before year 15.
- Who qualifies: buying a home in NC and occupying it as your principal residence within 60 days; borrower income of $158,000 or less, a single statewide cap; a credit score of 640 or higher (660 for manufactured homes); and an FHA, USDA, VA, or conventional loan through a participating lender.
- First-time and move-up buyers are eligible. NCHFA sets no sales price limit of its own for this program; the underlying loan's own limit applies. Debt-to-income can't exceed 45% (NCHFA program guide, July 2026).
NC 1st Home Advantage Down Payment — $15,000
If you're a first-time buyer or a military veteran, this provides a fixed $15,000 in down-payment assistance with the NC Home Advantage Mortgage, in place of the 3% (the two can't be combined).
- Same forgivable structure (0%, deferred, forgiven over years 11–15).
- Who qualifies: first-time buyers (you haven't owned a home as your principal residence in the past three years), military veterans, or buyers in a targeted census tract. Gates County has no targeted tracts on NCHFA's list (checked October 24, 2026).
- Income limits for this $15,000 program use total family income, vary by county and family size, and are separate from the $158,000 statewide cap above. In Gates County: $117,000 for a 1–2 person household, $137,000 for 3 or more, for locks on or after June 15, 2026. The sales price (and loan amount) limit is $525,000.
- Homebuyer education is required when every borrower is a first-time buyer.
NC Home Advantage Tax Credit (MCC): no longer offered
No longer offered: NCHFA lists the Mortgage Credit Certificate as no longer an active program (NC Home Advantage Mortgage Program Guide, July 2026). Verified as of 2026-10-25 (NCHFA program guide).
Community Partners Loan Pool (CPLP)
For buyers with household income below 80% of the county's area median, the CPLP can provide up to 25% of the sales price or $50,000, whichever is less (up to 10% of the price with a USDA 502 Direct loan), as a zero-interest subordinate loan that is not forgiven (it is repaid on sale, cash-out refinance, move-out, or at the end of the loan term). It can be combined with either the 3% or the $15,000. It must be combined with an NC Home Advantage Mortgage or a USDA Section 502 Direct loan, it is arranged through a participating CPLP member, and borrowers complete six hours of homebuyer education plus two hours of one-on-one counseling with a HUD-approved agency. CPLP has its own income and sales price limits; see NCHFA's Community Home Buying Programs page.
How this stacks in Gates County
A common path here: a zero-down USDA loan on a qualifying Gates County home, plus the $15,000 NC 1st Home Advantage Down Payment toward closing costs and reserves for a buyer who is a first-time buyer or a veteran. The result is a buyer bringing very little cash to the table. Your lender confirms the exact amounts on the Loan Estimate.
No targeted census tracts in Gates County
NCHFA's County Census Area list of targeted tracts names no tract in Gates County (checked October 24, 2026), so move-up buyers here cannot use the targeted-tract route into the $15,000 program. Several nearby counties do have listed tracts. Check the current list on NCHFA's County Census Tract page.

Frequently asked questions
Can I use NCHFA assistance with a USDA or FHA loan?
Yes. The NC Home Advantage Mortgage works with FHA, USDA, VA, and conventional loans through a participating lender, and the down payment assistance layers on top of the underlying loan.
Do I have to be a first-time buyer?
Not for the base NC Home Advantage Mortgage; move-up buyers qualify too. The $15,000 NC 1st Home Advantage Down Payment is limited to first-time buyers, military veterans, or buyers in a targeted census tract, and Gates County has no targeted tracts on NCHFA's list, so in Gates County it comes down to first-time buyer or veteran.
Do I ever have to pay the down-payment assistance back?
The 3% and the $15,000 are 0% forgivable second mortgages (loans, not grants): you repay them only if you sell, refinance, or transfer the home, or stop living in it as your main home, before year 15. They're forgiven 20% per year at the end of years 11–15, so nothing is owed after year 15. A Community Partners Loan Pool loan is different: it is not forgiven and is repaid when you sell, do a cash-out refinance, stop living in the home, or reach the end of the loan term.
What are the income and price limits?
For the NC Home Advantage Mortgage, the borrowers' income must be $158,000 or less, a single statewide limit, and NCHFA sets no sales price limit of its own; the underlying FHA, USDA, VA or conventional loan's limits apply. The $15,000 NC 1st Home Advantage Down Payment uses total family income and varies by county and family size: in Gates County it is $117,000 for a 1–2 person household and $137,000 for 3 or more, with a $525,000 sales price and loan amount limit, for locks on or after June 15, 2026. Checked October 24, 2026 at nchfa.com/home-buyers/income-limits.
What credit score do I need?
640 or higher (660 for manufactured homes), per NCHFA's program pages, checked October 24, 2026. Your lender may set a higher minimum.
Is this financial advice?
No. This is general information. NCHFA program terms, limits, and availability change; confirm current details with NCHFA and a participating lender before relying on them.
